About buying property in Barbados

Barbados is the most easterly of the Caribbean islands, a flat coral island of around 430 square kilometres set apart from the volcanic Windward chain. Its west-coast 'Platinum Coast' parishes of St James and St Peter hold much of the island's high-end stock, while the south coast offers a busier, more urban market.

Unlike most of its neighbours, Barbados places no restriction on foreign ownership, so there is no alien landholding licence. Non-residents buying in their own name need Exchange Control approval from the Central Bank of Barbados. Domestic transfers carry a 2.5% property transfer tax and 1% stamp duty, normally paid by the seller, and many buyers hold through an offshore company, which removes those transfer charges. Annual land tax runs from 0% to 1% of the improved value.

Barbados has no citizenship-by-investment programme. The Barbados dollar is fixed at BBD$2 to US$1. Grantley Adams International connects to North America and the UK, and the island recorded 704,340 stay-over arrivals in 2024, with December alone up from 76,839 to 87,112 year on year.
