Caribbean Property Intelligence — Verified Listings Across the Antilles

Antillia is the Caribbean's only verified property intelligence platform. We don't just list properties — we check every claim. Every villa, condominium, estate and parcel of land across Saint Lucia, Barbados, Grenada, Antigua and Barbuda and the wider Antilles is assessed across seven risk areas: climate resilience, structural integrity, security, tax and legal, financial, logistics, and marine access. Every data point is sourced, confidence-rated and dated — and where property-level data is still pending, we show clearly labelled island benchmarks instead. Browse verified listings, compare island markets, and route your due diligence to credentialed local advisors — all in one place.

Frequently Asked Questions About Buying Caribbean Property

How is a property protected against Category 5 hurricanes?

Protection depends on the individual building: roof tie-downs, impact-rated openings and reinforced concrete construction. Antillia shows island climate benchmarks only; a structural and wind survey of the exact property is required and is a deal-room milestone. The Atlantic season runs 1 June to 30 November (NOAA National Hurricane Center).

What is the elevation above sea level, and what are the 50-year sea-level rise projections?

Elevation is specific to each plot and must come from a survey. For regional sea-level rise projections, Antillia's research library links to the IPCC and the World Bank Climate Change Knowledge Portal. Antillia does not estimate elevation for a listing.

Is the estate equipped with an independent renewable microgrid?

Only if the listing's source says so. Antillia reports energy systems exactly as described by the original listing and does not assume solar, battery or generator equipment.

Can the property be held through a foreign trust or IBC?

Often yes, but rules differ by island and a company buyer may still need a landholding licence. Confirm the structure with a local attorney and a tax advisor before signing.

What are the transactional costs, including stamp duty and ALHL?

Costs vary by island. In Saint Lucia, non-citizens need an alien landholding licence under the Alien Landholding (Licensing) Act 2020, plus stamp duty and fees. Each island sales page lists its sourced cost table.

Does this property purchase qualify for Permanent Residency or Citizenship?

Only purchases in government-approved projects qualify for citizenship by investment in Antigua and Barbuda, Dominica, Grenada, Saint Kitts and Nevis and Saint Lucia. Confirm eligibility with the official programme unit.

Is the local currency pegged to the US Dollar?

Yes on most covered islands. The EC dollar is pegged at 2.70 per US dollar since 1976 (ECCB), the Barbados dollar at 2.00 since 1975, the Cayman dollar at 1 = US$1.20, and the Bahamian dollar at par.

What is the quality of local healthcare and emergency evacuation?

Healthcare varies by island; complex cases are often transferred to larger regional or US hospitals. Buyers should hold international health cover with air evacuation. Antillia does not rate individual hospitals.

Are there reputable international schools available?

Several islands have private and international schools, mainly near the capitals. Antillia does not rank schools; check accreditation directly with each school.

What is the general community demographic?

Demographics differ by island and neighbourhood. Antillia does not profile communities; national statistics offices publish official population data.
